Full property management for all professional or non-professional landlords wanting minimal involvement in all aspects of the day to day running of their property, E.g. we are the tenants main point of contact and will deal with maintenance issues, rent collection, legal notices and much more.
(12.5% commission fee which is deducted monthly until the original tenants have vacated)
Our minimum letting fee is £750.00
The letting fees and any additional fees are payable in full at the start of the tenancy and management fees are usually deducted from the first month’s rent or first two months’ rent if applicable. Fees are taken on a monthly basis if you instructed us for full management.
We also offer Landlords comprehensive insurance packages to cover all aspects of letting at very competitive rates. Prices are subject to the value of the rental income.
Inventory fees
This is a fully documented detailed written report backed up with photographic picture evidence, this is carried out by an independent inventory company out lining the condition of the property at the start of the tenancy.
The cost for this service is to be paid by the landlord.

2 bedrooms = £280
3 bedrooms = £300
4 bedrooms = £320
Additional Services
Referencing fees: £50.00 per tenant or guarantor.
Gas safety certificate fee: £85.00 this is a mandatory requirement.
Electrical safety certificate fee: £240.00 this is not a mandatory requirement, but as a landlord it is your responsibility to insure the electrics are safe.
Energy Performance Certificate (EPC) fee: £75.00 this is a mandatory requirement.
Floorplans fee: £75.00
Photos: we can do this for you as part of the service or you can upgrade to 6 professional photos fee: £80.00
EPC & Floor Plan fees £130.00
6 professional photos, EPC & Floor Plan fees £180.00
Legionella Risk Assessments fee. (tbc) landlords have a legal duty to assess and control the risk of exposure to legionella bacteria.
We do not charge a fee for arranging repairs or maintenance works unless charged by the contractors.
