Tenants Information

If you decide to rent a property through Aeon Property Management Ltd now or in the future our professional team can offer the best advice and support available to make the letting process as pleasant experience as possible.

The procedure:

We will discuss the move in date and the monthly rental and agree this with the landlord and if agreed we will require 1 weeks holding deposit required to secure the property, this is a non-refundable deposit but will be deducted from your total move in balance should you be successful with your application. If the landlord withdraws the property then your holding deposit will be refunded in full.

We require all applicants to fill out and complete our tenant declaration form with applicant’s full details and supply valid passports/driving licence, visa & current proof of address. This will allow us to start the referencing process.

Applicants will receive an online referencing application which they will need to complete, then the referencing company will contact your employer your previous landlord if applicable and do a credit search, if all referencing companies criteria’s are meet then your application will be successful. This process normally takes between 3-5 working days.

Before your move in date you will be sent all the necessary certificates and legal documentation. E.g. how to rent, gas safety, EPC, tenancy agreement etc.

The total outstanding balance must be cleared in our account before you can move into the property, we normally recommend you allow 3 working day for funds to clear. If for any reason that are not then the move in would not proceed.

An inventory will be booked on the day you move in subject to booking availability. You will be sent a copy of this usually within 48 hours of the move in.

All tenants deposit are registered with the Deposit Protection Scheme, a government set up scheme.

Please note, no utilities are included within the rental price unless stated by us.

Special conditions:

Any requests e.g. pets, decorating, fixtures, must be put in writing to the agent/landlord and agreed at the time of placing the holding deposit, as request after the event may not be negotiable and no refund of the holding deposit will be made.

Please note: If for any reason any of the above terms and conditions are not met, then we cannot guarantee that the move in would proceed.
